We need a Facilities & Maintenance Manager who will own maintenance
operations for a new 280K sq. ft. warehouse in Bethlehem, PA,
partnering with landlords and general contractors while building
and leading an experienced technical team. This is a high-impact
role for a scrappy, hands-on leader who thrives in creating
procedures, supporting automation and conveyor systems, and shaping
scalable infrastructure in a fast-growing organization. What is a
day in the life of an Facilities & Maintenance Manager ? Own all
facility infrastructure, utilities, and equipment to ensure safe,
reliable warehouse operations Hire, lead, coach, and manage day and
night shift maintenance technicians and janitorial staff to lay
foundation for maintenance procedures for years to come, while
promoting a strong safety-first culture Partner with operations
leaders, landlords, and contractors to support compliance,
inspections, and ongoing facility needs Oversee preventive
maintenance programs, CMMS, PIT safety and training, and hands-on
troubleshooting across electrical, mechanical,control systems and
general trades Provide flexible, hands-on support across shifts and
remotely assist other facilities with break/fix issues and
inspections as needed Responsible for overall building maintenance
(ie HVAC, Plumbing, Projects/construction) in compliance with
regulatory codes/parties What will I need to thrive in this role?
10, 3-5 years of direct management experience Demonstrated hands-on
electrical and mechanical maintenance experience in an industrial
or warehouse environment Experience negotiating and purchasing
items and equipment as needed Confident in their own ability to
learn new skills (such as Controls Systems advanced
troubleshooting) to achieve optimal reliability and overall
equipment effectiveness (OEE), experience establishing and managing
OEE in e-commerce distribution is a bonus) Experience actively
managing controls specialists is also a bonus High standards for
team development and accountability, to include formal
documentation and promoting technicians to higher levels as/when
needed with apprenticeship-like mentoring Proficient in Microsoft
Excel/Google Sheets Ability to engage employees with a welcoming,
positive, constructive approach in all circumstances What does high
performance look like? Develops and retains a high-performing
maintenance team through effective leadership, coaching, and clear
accountability Partners effectively with Operations, project and
Process engineers, landlords, GCs, and vendors to deliver projects
on time while minimizing operational disruption Builds and scales
maintenance infrastructure by implementing SOPs, CMMS workflows, PM
programs, and safety standards from the ground up Maintains an
excellent safety and compliance record You follow through with all
assignments in a timely manner You give 100% to all tasks and
projects you are given You will take full ownership of your
projects and follow through to completion What is my potential for

Operations, Engineering, and Leadership while contributing to
process improvements across a growing, global warehouse network.
Expand scope over time as the business scales, with opportunities
to support future site launches and take on regional facilities
leadership. Build visibility and influence by helping shape
standardized maintenance processes and infrastructure as the
organization matures. What does success look like in the first 30,
60, 90 days? First 30 days: Build strong relationships with
Operations, landlords, general contractors, and vendors while
learning the facility layout, automation systems, and utilities.
Assess current maintenance processes, safety practices, team
capabilities, and compliance gaps, and address any immediate
facility or equipment issues to stabilize operations. First 60
days: Implement core SOPs, preventive maintenance programs, CMMS
workflows, and safety processes to bring structure to maintenance
operations. Begin recruiting and interviewing new technicians to
build out the team while partnering cross-functionally to execute
facility projects and improve reliability By 90 days: Drive
measurable improvements in uptime, response times, and safety
performance while optimizing vendor partnerships and cost controls.
Fully own site maintenance operations and continue to create a
scalable roadmap to support future site What is the team like? You
will be building out the newest warehouse in Bethlehem, PA and be
reporting to the VP of Facilities and Maintenance. This team is
data driven and results oriented. You will collaborate regularly
with members of your team to implement actionable solutions. Ideas
